Sutton Garden Square: 1,000+ homes and a 28-storey tower plan
Published 29 October 2026
One of the biggest changes to Sutton town centre in decades is under way on the former B&Q site on Sutton Court Road. Berkeley launched the scheme, branded Sutton Garden Square, in July 2026, and a new planning application would make it bigger still.
The scheme so far
- A 5.6-acre site, around three minutes' walk from Sutton station.
- Planning permission for 1,035 homes, with public green space inspired by London's garden squares and about 8,500 sq ft of commercial space.
- The first phase, The Kensington, has 159 one, two and three-bedroom apartments. Berkeley says construction starts in 2026 with the first homes completing from 2028.
- Sutton Council says it has bought 217 homes on the site for social rent, with the first due in 2029.
The new application
St George West London, part of the Berkeley Group, has applied (reference DM2026/00821) to add 149 homes, taking the total to 1,184. The tallest building would rise from 22 to 28 storeys. Under the new proposal, affordable homes would fall from 355 to 265: affordable rented homes rise from 217 to 265, while shared ownership homes fall from 138 to none.
The application is due before Sutton's planning committee on Wednesday 4 November 2026 at 7pm.
What it means for local businesses
Over a thousand new households a few minutes from the High Street is a big opportunity for cafés, gyms, hairdressers, dentists, childcare, cleaners and trades. Construction itself creates demand too. The council's new free supplier directory helps Sutton firms get in front of developers including Berkeley St George. Read our guide to joining the Sutton supplier directory.
